What these rates measure

  • Freddie Mac's Primary Mortgage Market Survey averages the rates on thousands of loan applications submitted to Freddie Mac by lenders across the country.
  • It covers conventional, single-family purchase loans within the FHFA's conforming loan limits.
  • Each weekly figure averages applications from the prior Thursday through Wednesday. Results are published Thursdays at 12 p.m. ET, or Wednesday when Thursday is a federal holiday.
  • These are national averages. The rate offered on a particular loan depends on the borrower, the property and the lender.

How it is produced
We download Freddie Mac's PMMS file once a week, after each release. Every week is checked before it is published: rates must be between 1.0% and 20.0%, may not move more than 1.5 points in a week (the largest move on record is 1.40 points, in March 1980), and the 15-year rate must sit below the 30-year rate. Past weeks may never change. This page shows the figures Freddie Mac publishes with each release: this week, last week and a year ago.
